| “Hard Money” Lending (HML) is an important financing tool for growth oriented and commercial real estate investors and developers. The HML facility provides sufficient capital to implement the acquisition, renovation and development of commercial and residential real estate. |
| For example, a Borrower may have inadequate cash flow or Net Worth to qualify for financing their investment activities via traditional Banks/Lenders. Their Business Plan for a property may be sound, however, and the HML facility can bridge the gap between an Investor capitalizing on an investment opportunity or not. Another type of Borrower may possess a wide range of experience in the commercial and/or residential real estate business. These Borrowers will have varying degrees of experience with verifiable track records that recognize that speed and responsiveness are the key component to capitalizing on a real estate transaction. |
| Eclipse Mortgage Services’ goal is to understand the dynamics of the Borrower’s past and it’s present business plan/exit strategy. The primary source of repayment of its loans is the orderly sale or refinance of the subject real estate – with monthly interest payments being made in the interim within the terms and conditions of the Loan Documents. Refinancing the property after having a history of paying a mortgage rather than rent will help finding a better long term loan. |
